
Project Location: Marco Island, FL
Along 3.5 miles of pristine white sand beach, this award-winning resort offers 727 newly renovated rooms and suites, four restaurants, a 24,000 square-foot Balinese Health Spa, a 10,000 square-foot ballroom, and a beachside terrace featuring panoramic views of the Gulf of Mexico. There is also an 18-hole championship golf course. RWA provided the planning, civil engineering, transportation consulting, and land surveying services in a $60 million renovation project to transform Southwest Florida’s largest convention center into a luxury resort.
The first phase entailed the Planned Urban Development (PUD) re-zoning of the 39-acre site to allow for major hotel expansion and an addition of a beachfront high-rise residential condominium. During the rezoning hearings, RWA Planners were faced with the challenge of calming community and zoning committee concerns over the proposed building size and height. To prove that the project fit in with adjacent projects, RWA’s Visualization Team created composite views of the proposed towers and project landscaping using computer generated digital imagery. The exhibits effectively illustrated the difference between the proposed design and the allowable building mass of the project before the rezone. This visual interpretation of the project helped RWA Planners win the support of the community and receive quick rezoning turnaround.
As soon as rezoning was accepted, RWA Civil Engineers and Surveyors applied their areas of expertise for successfully completing land development and related infrastructure improvements. To obtain regulatory approval for the site and water management plans, the Engineering team provided the permitting application and support.
