For the expansion of the Coastland Center Mall, RWA was contracted for its expertise in professional land surveying and initial permitting due diligence. Some of the specialty surveying performed by RWA included a topographic survey of the site’s existing improvements. Beginning by plotting a benchmark necessary for obtaining a building permit, RWA Surveyors then performed the necessary surveying work essential to carrying out the required engineering design process. Surveyors recorded spot elevations of all visible surface areas and floor elevations of all existing buildings. A plotting was taken of both above-ground and surface storm drainage utilities, sanitary sewer infrastructure, and gas service located within the survey area. Surveys accounted for the location of all fire hydrants, valves, and potable water appurtenances and of all flood plains and floodways. Horizontal control was established using Trimble 5800 GPS equipment.
The retail site for a new Cheesecake Factory restaurant required that an ALTA survey be prepared for legal purposes. The scope of this work included the following services:
Construction stakeout for a construction fence and entrance, sanitary sewer and storm drainage, parking area and irrigation sleeving; building stakeout; sidewalks; and record drawings of the planned backbone infrastructure.
RWA Engineers also served on the project to provide services in general and site planning consulting. These included permitting consultation and advice, as well as reviewing the proposed site plans to allow for the modification of the entire mall property. Input and direction as it related to water management facilities was also provided. The site plan was checked for consistency with applicable zoning and development regulations. Preparation and support of an ERP Letter Modification to the South Florida Water Management District (SFWMD) streamlined communication with the review committee and identified the possible neeed for revisions to the designs, calculations, and plans.
