Project Location: Naples, FL
The Lawrence Group Architects retained RWA to provide civil engineering and land surveying services for a redevelopment project that transformed the previously-existing Beachcomber Club motel into a 71-room Mediterranean-style garden retreat located in the heart of exclusive Old Naples, just steps from the pristine Gulf of Mexico beaches. The 2.25-acre site houses 12 hotel buildings, an improved alley, swimming pool with patio area, motor courtyard and associated grass parking spaces.
RWA identified and analyzed the regulatory permitting requirements and participated in consultations with those authorities having jurisdiction over the approval process. In winning permitting approval, RWA prepared applications to the following agencies:
City of Naples for a Site Development Plan
City of Naples for Right of Way Permit
Florida Department of Environmental Protection (FDEP) Notice of Intent to Use General Permit for Sewer Collection/Transmission System
Florida Department of Environmental Protection (FDEP) Notice of Intent to Use General Permit for Potable Water Distribution System
EPA for NPDES Notice of Intent to Use General Permit
To begin the process of locating aerial facilities below ground within the existing alley, RWA needed to coordinate with utility service providers on issues regarding the proposed improvements. RWA designed the required on-site infrastructure for the project based upon the approved client site plan. Final engineering design included potable water mains, site fire protection, sanitary sewer lines, storm drainage lines, site grading, earthwork, grass parking and asphalt paving. Services for construction plans and technical specifications followed.
The Engineering Team also provided engineer and field representation services during the construction of the on-site improvements. This included the preparation, submittal, and support of engineer-related preliminary utility acceptance checklist items as applicable and required by Collier County Development Services.
RWA Surveyors reviewed the recorded plats, current boundary survey, and existing easements of record for the project area, and prepared an exhibit based upon the conducted research showing the known elements. Design phase surveying included the following:
Coordination with the City of Naples, FP&L, telephone, and CATV to have existing improvements within alley clearly marked or flagged for the purpose of data collection; collection of data that had been marked in the field by the above named utility service providers and prepare an exhibit of existing conditions; location and collection of spot elevations of existing improvements within alley and at points of connection; collection of spot elevations on the project site used as the basis for site grading design purposes.
RWA prepared sketches and descriptions of the required easements for the purpose of utilities (FP&L, telephone, CATV), drainage and water and sewer utilities. Other services included the location of existing trees as indicated by client.
