This 1.57-acre beachfront property in the upscale Moorings neighborhood of Naples, Florida was once home to The Tides Inn, a 50s-style, two-story motel. Today an eight-story, 23-unit luxury Sancerre condominium complex occupies the land. The EcoGroup turned to RWA to provide the multi-disciplined services to determine best land-use solutions for this prime piece of real estate. RWA provided consulting services in planning, civil engineering, and land surveying to clarify and define the requirements for the project.
RWA Surveyors prepared the boundary and design surveys, along with the construction documents to use for the site plan and to provide legal sketches and descriptions. Construction stakeout services addressed the parking areas, conduits, sanitary sewer system, and storm drainage and water management areas.
Services provided by the civil engineering team included the on-site infrastructure design for potable water services, sanitary sewer service, fire protection to the point of connection, storm drainage lines, water management retention areas, site grading, earthwork, and asphalt paving. Construction plans, technical specifications, and opinion of probable cost reports supported the on-site infrastructure design. RWA also handled the preparation and support of applications for permitting approval from the City of Naples for the site development construction plan and ERP. The EPA for NPDES Notice of Intent to Use General Permit was also submitted.
RWA was responsible for the engineering and field representation services during construction of the on-site improvements. Prepared utility plans accounted for the layout and coordination for telephone, electric, and cable television services. RWA also prepared the condominium documents and construction plans for the follow-up construction services.
